Frequently asked questions

What is the minimum investment for the Greece Golden Visa?

As of 2024, the minimum investment threshold depends on the region. Properties in Athens/Attica, Thessaloniki, Mykonos, Santorini and islands with more than 3,100 residents require a minimum of €800,000. Most other regions and smaller islands require €400,000. A special €250,000 threshold applies to properties converted from commercial to residential use, available across Greece.

Do I need to live in Greece to keep my Golden Visa?

No. The Greece Golden Visa has no minimum stay requirement. You can maintain your residency permit without spending any specific amount of time in Greece. This makes it one of the most flexible golden visa programmes available.

Can I get Greek citizenship through the Golden Visa?

Yes, but it requires a longer commitment. After 7 years of continuous legal residency in Greece, you may apply for Greek naturalisation. This requires passing Greek language and culture tests, and you must demonstrate genuine ties to Greece. Greek citizenship confers EU citizenship.

Can I rent out my Greek investment property?

Yes. There are no restrictions on renting out your Golden Visa property, subject to complying with Greek rental regulations, including short-let platform registration if you use platforms such as Airbnb. Rental income is taxable in Greece and must be declared.

How long does the Greece Golden Visa application take?

The Greece Golden Visa permit is typically issued within 1–3 months of application submission, following property purchase and completion of the application file. The permit is valid for 5 years and is renewable as long as the investment is maintained.
