Understanding gross vs net yield
Gross yield is simply annual rent divided by purchase price — a quick headline figure. Net yield is what you actually receive after deducting management fees, maintenance, insurance, local taxes, and allowing for vacancy periods.
A property advertising a 10% gross yield may deliver only 6–7% net once costs are accounted for. Always model net yield when comparing opportunities across different markets, as cost structures vary significantly — UAE service charges, Thai management fees, and UK letting agent costs are very different in both scale and structure.
