Colombia's 2022 immigration reform overhauled the country's visa categories, creating a cleaner, more investor-friendly framework that simplified residency pathways for foreigners. The two routes most relevant to high-net-worth individuals and investors are:

  1. The Investor Visa (Visa de Inversionista) — for those deploying capital in Colombian real estate, companies, or qualifying financial instruments
  2. The Rentista de Inversiones Visa — for those with qualifying passive investment income

This guide covers both, as well as the pathway from temporary to permanent residency and Colombian citizenship.

Route 1 — Investor Visa (Visa de Inversionista)

Eligibility

The Investor Visa is available to foreign nationals who make a qualifying direct investment in Colombia. As of 2026, the minimum investment is:

  • Real estate investment: 350 SMLMV (Salario Mínimo Legal Mensual Vigente) The SMLMV is Colombia's monthly minimum wage, adjusted annually. As of 2026, 350 SMLMV is approximately COP $578,000,000 (~USD $145,000 at prevailing rates). This figure changes each year as the minimum wage is adjusted; verify the current equivalent.

  • Investment in a Colombian company: 650 SMLMV (approximately COP $1,070,000,000 / ~USD $270,000 as of 2026) — for company shares or other business investment.

The investment must be made through official channels with Central Bank (Banco de la República) registration.

Benefits of the Investor Visa

  • Initial visa valid for up to three years (renewable)
  • Spouse and minor children may apply as dependants
  • After five years of continuous holding of the Investor Visa, the holder may apply for a Resident Visa (Visa de Residente) — Colombia's permanent residency category

Route 2 — Rentista de Inversiones Visa (Passive Investment Income)

This visa is available to individuals who demonstrate consistent passive investment income from foreign assets. As of 2026:

  • Minimum qualifying monthly income: 10 SMLMV per month from passive investment sources (dividends, rental income, interest, royalties, etc.)
  • As of 2026, this equates to approximately COP $16,500,000 per month (~USD $4,100/month)
  • Income must be demonstrably from investment or passive sources (not employment)
  • Bank statements, investment account statements, or trust documentation typically serve as evidence

The Rentista de Inversiones visa is valid for up to three years and is renewable, provided the qualifying income continues. After five years on this visa, holders may apply for the Resident Visa.


Permanent Residency (Resident Visa)

Colombia's Visa de Residente — equivalent to permanent residency — becomes available after five years of continuous holding of a qualifying temporary visa (Investor, Rentista, or other categories). The Resident Visa is valid for five years, renewable indefinitely, and provides virtually the same rights as a Colombian citizen.

Once granted, the Resident Visa is not tied to the continuation of the qualifying investment — it becomes a standalone permanent status.


Colombian Citizenship by Naturalisation

The standard naturalisation route requires five years of continuous residence holding the Resident (R) Visa. Time spent on a qualifying temporary visa (Investor, Rentista, etc.) counts toward earning the Resident Visa, but the naturalisation clock generally runs from the grant of resident status. Extended absences (broadly, more than one continuous year abroad) can break continuity and reset eligibility.

Colombia also offers shortened naturalisation timelines for certain applicants:

  • Nationals of other Latin American or Caribbean countries: one year of continuous residence
  • Nationals of Spain: two years
  • Foreign nationals married to a Colombian, or with Colombian children: two years (though specifics should be verified)

Colombian citizenship by naturalisation does not require renunciation of prior citizenship in all cases, making dual citizenship accessible for many applicants — though you should verify the position under your home country's law.

The Colombian passport provides visa-free or visa-on-arrival access to approximately 140 countries as of 2026, including the EU Schengen area, the UK (ETA required), and most of Latin America. Colombia is actively seeking to improve its passport strength.


Application Process and Timeline

Step 1 — Investment or Income Documentation (1–2 months) For the Investor Visa: make the qualifying investment, register with Banco de la República, and obtain investment documentation. For the Rentista Visa: compile three to six months of bank statements and investment records evidencing qualifying income.

Step 2 — Visa Application to Cancillería (Ministry of Foreign Affairs) Colombia's visa applications are processed online through the Cancillería's (Ministry of Foreign Affairs) visa portal. Required documents include:

  • Investment or income documentation
  • Criminal background certificate from home country (apostilled)
  • Health insurance valid in Colombia
  • Bank statements showing financial solvency
  • Passport

Step 3 — Processing Online applications are typically processed within 10–30 business days for most visa categories. Colombia's streamlined digital visa system is one of its administrative strengths.

Step 4 — Entry and Cédula de Extranjería Enter Colombia and register with Migración Colombia to obtain a Cédula de Extranjería (foreigners' ID card), which is required for all formal transactions in Colombia.

Step 5 — Renewal and Progression Maintain the qualifying investment or income. Renew the visa before expiry. After five years, apply for Resident Visa. After further qualifying period, apply for citizenship.

Total timeline from engagement to initial visa: approximately 2–4 months.

Healthcare Colombia's healthcare system is widely regarded as one of the best in Latin America. Medellín in particular has developed a medical tourism sector, with high-quality hospitals and clinics offering procedures at a fraction of US or European cost. Private health insurance in Colombia is affordable.

Real Estate Colombian real estate — particularly in Medellín and Cartagena — has attracted significant international buyer interest. Property values remain low by international standards but have appreciated in key locations. Rental yields in well-located urban properties can be strong.

Growing Economy Colombia has one of Latin America's most diversified economies: oil and gas, mining, agriculture, textiles, technology services, and tourism. Its relatively young population and growing middle class support sustained consumer demand.

Tax Considerations Colombia taxes its residents on worldwide income (above a threshold) once they are deemed Colombian tax residents (typically after residing in Colombia for more than 183 days in a tax year). Colombian income tax rates are progressive, reaching 39% at the top. Colombia has a growing double tax treaty network.
