Chile Investor Residence Visa — Investment and Business Residency Guide

Updated 7 min read

Overview

Chile is South America's most stable and institutionally sound democracy. Consistently ranked first in Latin America on indices of competitiveness, economic freedom, transparency, and ease of doing business, it stands apart from regional neighbours by its strong rule of law, low corruption, reliable public institutions, and long track record of macroeconomic discipline. Santiago is a modern, efficient, and increasingly international capital city, while the country's extraordinary natural landscapes — from the Atacama Desert in the north to Patagonia in the south, encompassing wine regions, lake districts, and Pacific coastline — offer a lifestyle of genuinely exceptional variety and quality.

For internationally mobile investors and high-net-worth individuals, Chile has historically been among the more attractive Latin American destinations. Its investor residency framework — while less codified than some competing programmes — provides a pragmatic and accessible route to legal residence, with progression to permanent residency within one to two years and citizenship within five.

Chile overhauled its immigration framework with the passage of Law 21.325 in 2021, which created a cleaner visa structure and improved processing transparency. This guide reflects the framework as of 2026.

All information is accurate as of 2026. Chilean immigration and investment law is subject to change; always verify current requirements with a licensed Chilean immigration lawyer (abogado de inmigración) before proceeding.

Eligibility Requirements

Chile's investor and business residence visas are available to foreign nationals who demonstrate genuine economic engagement with Chile. There is no single universal investment threshold; instead, applications are assessed on the merits of the proposed or completed investment and its economic benefit to Chile.

Investor Visa (Visa de Inversionista) For individuals who invest capital directly in Chile through:

  • A Chilean company (SpA or SA structure)
  • Real estate
  • Qualifying financial instruments registered with the Chilean Central Bank (Banco Central de Chile)

Applicants must demonstrate:

  • Genuine investment in Chile, registered appropriately with Chilean authorities
  • Clean criminal record
  • Sufficient financial means to live in Chile
  • Valid health insurance

Business Activity Visa For individuals managing or directing a business in Chile. Similar eligibility criteria; the business must be genuinely operational in Chile and the applicant must play an active management role.

Rentista or Income-Based Visa For individuals with qualifying passive income from Chilean or foreign sources. Minimum income thresholds apply (confirm current figures with advisers).

Investment Options and Financial Requirements

Real Estate Investment Chile's real estate market — particularly in Santiago (Las Condes, Vitacura, Providencia) and resort areas such as Viña del Mar, Pucón, and Torres del Paine environs — has been a popular route for foreign investors. There is no statutory minimum, but investments in quality residential property typically range from USD $100,000 to USD $500,000+ depending on location.

Company Investment (SpA or SA) The SpA (Sociedad por Acciones) is Chile's most flexible corporate structure for foreign investors, with no minimum capital requirement and a streamlined governance framework. The company must genuinely operate in Chile. Foreign investment in Chilean companies is governed by the Foreign Investment Promotion Agency (InvestChile) — which provides free support to qualifying foreign investors including liaison with authorities.

Mining, Agriculture, Energy, Technology Chile is the world's largest copper producer and a major lithium producer. Agriculture (wine, fruit, seafood), renewable energy (Chile has exceptional solar and wind resources), and technology are priority sectors for inward investment. InvestChile actively facilitates introductions and support for investors in these sectors.

Central Bank Registration All foreign capital inflows to Chile must be registered with the Banco Central de Chile under the Compendio de Normas de Cambios Internacionales (CNCI). Proper registration is essential for legal repatriation of capital and profits.

Application Process and Timeline

Step 1 — Investment Structuring (1–3 months) Identify the investment vehicle. Incorporate a Chilean company (typically within 1–2 weeks via online registry, Registro de Empresas y Sociedades — RES) or finalise real estate transaction. Register the capital inflow with the Central Bank.

Step 2 — Visa Application to the Servicio Nacional de Migraciones (SERMIG) Apply online through ChileAtiende or the SERMIG portal. Documentation required:

  • Proof of investment (company incorporation certificate, property title deed, Central Bank registration)
  • Criminal background certificate (from home country, duly legalised or apostilled)
  • Health insurance documentation
  • Passport
  • Accommodation confirmation in Chile

Step 3 — Processing Processing times vary; as of 2026, typically 30–90 days from a complete application submission. Chile's online portal has improved processing significantly compared with the pre-2021 system.

Step 4 — Temporary Residency On approval, a temporary residence visa (Visa de Residente Temporal) is issued, typically for one to two years.

Step 5 — Permanent Residency After one year of temporary residency (in some cases two years, depending on visa category), permanent residency (Permanencia Definitiva) becomes available. This requires demonstrating ongoing compliance and presence in Chile.

Step 6 — Chilean Citizenship After five years of legal residence in Chile (which may include the temporary and permanent residency periods), citizenship by naturalisation is available. Requirements include demonstrating ties to Chile (language, community, economic activity), good moral character, and basic knowledge of Chilean history and civic values. The Chilean passport provides visa-free or visa-on-arrival access to approximately 170 countries, including the EU Schengen area.

Chile accepts dual citizenship in most circumstances, making the Chilean passport a valuable addition to an internationally mobile individual's travel portfolio.

Total timeline from engagement to temporary residency: approximately 3–6 months.

Benefits

Political and Economic Stability Chile's institutional stability is South America's benchmark. Its central bank is independent and highly regarded. Fiscal discipline has been maintained across governments of different political orientations. The rule of law is strong. Contracts are enforced. Property rights are protected.

Business Environment Chile consistently ranks as the easiest Latin American country in which to do business (World Bank Doing Business / Business Ready index). Company formation is fast, online, and cheap. Tax compliance, while important, is managed through a well-functioning digital system (SII — Servicio de Impuestos Internos). InvestChile provides free support to foreign investors at every stage.

Lifestyle Santiago is a modern, safe, and cosmopolitan city with an excellent restaurant scene, thriving arts and culture, world-class skiing nearby (Valle Nevado, Portillo), wine country within an hour's drive, and the Pacific coast accessible within two hours. Quality international schools, private healthcare, and a well-developed expat community make it highly practical for relocating families.

Natural Environment Chile's geography is extraordinary: it stretches 4,300km from the world's driest desert to some of the world's most spectacular glacial wilderness. For investors and residents who value outdoor lifestyle, Chile is one of the most compelling destinations on earth.

Tax Considerations Chile taxes residents on Chilean-source income. Foreign-source income is typically taxed only after three years of residency (an initial three-year exemption period applies for new residents under certain conditions). After three years, worldwide income is taxable. Chilean personal income tax rates are progressive up to 40%. Corporate income tax is 27% for large companies, 25% for smaller entities. Chile has a growing double tax treaty network. A Chilean contador (accountant) is essential for any investor establishing tax residency.

Healthcare Chile has Latin America's highest-quality healthcare infrastructure. Private hospitals in Santiago (Clínica las Condes, Clínica Alemana, Clínica Santa María) offer care comparable to top European facilities. Private health insurance (ISAPRE) is affordable relative to international standards.

Education Chilean private and international schools are generally of high quality. Several bilingual (Spanish/English) school networks operate in Santiago. Public university education is available at low or no cost to permanent residents.

InvestChile — Free Government Support

InvestChile is Chile's investment promotion agency, operating under the Ministry of Economy. It offers foreign investors a free "soft-landing" service including:

  • Navigator support through the investment registration process
  • Introductions to local counterparts and co-investors
  • Information on sectoral incentives and permits
  • Liaison with SERMIG for visa facilitation

This government service is a significant practical advantage for investors who are navigating Chile's regulatory environment for the first time.

Due Diligence

SERMIG and the Chilean PDI (Investigaciones Police) conduct:

  • Criminal record verification
  • Identity authentication
  • Central Bank registration review (for investment capital)
  • Ongoing compliance monitoring for temporary residency renewal

Chile's compliance standards reflect FATF membership and ongoing participation in international financial transparency frameworks.

Comparison with Alternatives

Programme Min. Investment PR Timeline Citizenship Dual Citizenship
Chile Investor No stated minimum 1–2 years 5 years Yes
Uruguay Residency ~USD $100,000 3 months 3–5 years Yes
Colombia Investor ~USD $145,000 5 years 10+ years Generally yes
Brazil Investor ~USD $100,000 2 years 4 years Yes
Argentina Investor ~USD $200,000 2 years 2 years Yes

Chile's combination of stability, business quality, and five-year citizenship timeline is competitive within Latin America. Uruguay remains the fastest path to permanent residency and one of the fastest to citizenship; Chile offers a stronger business environment and a more dynamically growing economy.
