MONTHLY FUND PERFORMANCE REPORT JANUARY 2003 Overview As is usual for the time of the year, completion activity in the property market was subdued last month and is expected to pick up once more as the New Year holiday ends. Indeed, the Directors have been working closely with the Property Advisers to identify key target properties all of which will represent excellent value if offers are accepted. Announcements regarding purchases are expected in next months report.
Elsewhere in the property market, the UK's leading commercial property index - Investment Property Databank (IPD) - announced that the full-year figures for all commercial property showed a total return of +10.4% as at the end of November 2002. This figure compares favorably with equities and gilts although it does not indicate overheating in the commercial property sector - as opposed to the residential sector, which is a different asset proposition entirely. With the continued emphasis on good quality properties let to high quality tenants on longer term, FRI leases, the Directors and their property advisers are confident of achieving positive returns for investors within the target range of 8-10% for 2003.
